Long-Dormant Schaefer Ranch Housing Plan Resurfaces In Dublin

DUBLIN, CA — The city of Dublin is hosting two community meetings regarding the proposed Schaefer Ranch development. Discovery Builders is proposing to build 19 single-family homes within the existing Schaefer Ranch neighborhood, including the construction of 18 homes on a 6.87-acre site located at the western end of Dublin Boulevard and one home on the western edge of Ridgeline Place.

The development is being marketed as Schaefer Ranch Reserve, a collection of 19 luxury homes ranging from three to six bedrooms and 3,124 to 4,411 square feet. The developer is seeking a new Site Development Review Permit, Lot Line Adjustment, and Conditional Use Permit to allow minor modifications to the architectural standards established in the previously approved Stage 2 Development Plan.

The project was first denied, then approved following reconsideration, over 10 years ago. In October 2015, the Dublin Planning Commission recommended denying the project, and the city council voted 4-1 to deny it in December 2015, according to a city resolution. In April 2016, the city council reconsidered the decision, and approved the project that June.

The original application covered 17.3 acres, containing roughly seven acres for houses and 10 acres for open space. The 2018 final map presented to the city showed lots ranging from roughly 9,000 square feet to more than 33,000 square feet, in addition to two private open space parcels.

The original SDR required construction to begin within one year. Although site improvements were completed in 2018, construction of the homes did not begin within the approved timeframe, and the SDR expired.

Patch reached out to the city to learn why construction did not proceed.

City staff will host two brief community meetings this week. The subject matter will be the same, so attendance at only one is necessary. The meetings are scheduled for Wednesday, Sept. 23 at 6 p.m. and Thursday, Sept. 24 at 7 p.m. The meetings will be held on Zoom. The passcode is Vu6jRsHC.
