New Lake Elsinore Car Wash Fetches $3.4M

LAKE ELSINORE, CA — A newly constructed building at Central and Cambern avenues in Lake Elsinore that houses Super Star Express Car Wash has sold for $3.4 million, officials announced Monday.
Lake Forest-based Hanley Investment Group represented the seller and developer, Phoenix-based Evergreen Devco Inc. CBRE represented the buyer, a Southern California-based private investor who purchased the property as part of a 1031 exchange.
The deal features a 20-year triple-net ground lease that includes 10% rental increases every five years.

The sale was secured on a pre-sale basis prior to the completion of construction, with escrow closing shortly after the car wash opened, according to Hanley Investment Group.
“Investor demand remains very strong for single-tenant net-leased express car washes in California,” said Hanley Investment Group Executive Vice President Bill Asher. “Tenants such as Super Star make a significant capital investment into each location, providing investors with security and certainty for long-term ownership.”

The property at 29150 Central Ave. is situated on an outparcel pad at the new Stater Bros.-anchored retail development. The grocery store is under construction and projected to open in the fourth quarter of 2026, joining open co-tenants including 7-Eleven and Pollo Campero, alongside a Dutch Bros Coffee currently on the market.
Phoenix-based Super Star Car Wash operates 119 locations across Arizona, California, Colorado, and Texas, according to the company website.
