Fairfield Zoning Board To Consider FEMA-Compliant Home, Property Variances

Fairfield's Zoning Board of Appeals is schedule to consider seven property variance applications during this week's meeting.

FAIRFIELD, CT — A proposal to demolish an existing Pine Creek Avenue home and replace it with a two-story, FEMA-compliant house is among seven property variance applications scheduled for a public hearing before the Fairfield Zoning Board of Appeals on Thursday, Oct. 1.

The board is scheduled to meet at 3 p.m. in a hybrid format. The in-person portion will be held in the first-floor conference room of John J. Sullivan Independence Hall, 725 Old Post Road. Members of the public may also participate remotely through Zoom.

AJ Investments LLC is seeking a variance for 380 Pine Creek Ave. that would reduce the setback from Pine Creek from 141 feet to 81.8 feet. The application seeks permission to demolish the existing dwelling and construct a new two-story, FEMA-compliant single-family home. The property is in a BD Zone.

The board is also scheduled to consider several applications involving additions or other changes to residential properties.

At 332 Fairview Ave., Andrew and Colleen Drumm are seeking variances related to the street-line setback and total lot coverage. The proposal calls for removing two sheds, relocating a previously demolished garage, attaching it to the primary dwelling and constructing a second floor above it. The proposed total lot coverage would be 26.6 percent, compared with the 20 percent allowed under the cited regulation.

At 28 Philemon St., Gregory Pace is seeking permission to construct a two-story addition with an open front porch and rear stairs. The application proposes increasing total lot coverage to 25.05 percent, above the 20 percent cited in the regulation.

Other applications scheduled for the public hearing include a proposed storage shed at 240 Fogg Wood Road, a new covered front porch at 95 Beaumont St., a covered front porch at 310 Duck Farm Road and a stand-alone generator at 262 Katona Drive. Each application seeks a variance involving setbacks or lot coverage.

The board's administrative session also includes possible approval of minutes from its Sept. 3 and Sept. 10 meetings.

Under other business, the board is expected to hold a general discussion covering application materials, enforcement challenges, application review procedures, hearing guidelines, hardship criteria and decision practices. The discussion also lists how projects fit with neighboring properties and the supervision and inspection of construction projects.

Public participation is included as part of the hearing. According to the agenda, members of the public participating remotely who want to comment will be called on by the chair during the public hearing portion of the meeting. The town is also encouraging residents to submit comments before the meeting by email to fairfieldzoning@fairfieldct.org.
