Orange Zoning Board Approves Hawthorne Lane Setback Variance For Front Porch

ORANGE, CT — The Orange Zoning Board of Appeals unanimously approved a front yard setback variance for a Hawthorne Lane homeowner during a special meeting July 20.

The board voted 4-0 to approve Petition No. 1849, submitted by Michael Hudak and Cherie Lavalley-Hudak for property at 254 Hawthorne Lane. The application sought a variance from the zoning regulations to reduce the required street line setback by 1 foot, 4 inches to allow construction of an 8-by-23-foot front porch. The application had been continued from the board's July 6 meeting.

According to the meeting minutes, Michael Hudak addressed the board and presented the request for the setback variance. The board determined that the hardship cited in support of the application related to the property's condition rather than the applicants' personal circumstances.

Chairman David Crow opened the public hearing, but no members of the public spoke on the application. Commissioners voted 4-0 to close the public hearing before discussing the petition.

The board also unanimously approved the minutes of its June 1 meeting by a 4-0 vote.

Commissioners present were Chairman David Crow, Pat Panza, Wayne Garrick and Eric Orzel, with alternate Michael Sirochman also in attendance. Planning and Zoning and Wetlands Officer Steve Hotchkiss and Recording Secretary Jenny Bowser represented staff.

The meeting adjourned at 6:33 p.m. following a unanimous 4-0 vote.
