Here Are The Most Recent Property Sales In Waterford

WATERFORD, CT — A condo on 30 Ivy Hill Road and a one-bath house on 22 Sixth Ave. sat at opposite ends of a Waterford week with an unmistakable theme: five sales, and every one of them a three-bedroom.

There were five homes sold in Waterford between Sept. 3 and Sept. 9, with a top price of $558,000, according to Zillow.com

30 Ivy Hill Road sold Sept. 9 for $549,000. The three-bedroom, two-bath condo unit has 1,677 square feet and closed at $327 per square foot.

3 Middle St. sold Sept. 4 for $558,000, the top price of the batch. The three-bedroom, two-bath house has 1,711 square feet, the most floor space of the five, on roughly a quarter-acre.

18 High Ridge Drive sold Sept. 4 for $520,000. The three-bedroom, two-bath house covers 1,466 square feet on 0.37 acres.

74 Clark Lane sold Sept. 4 for $360,000, the lowest price in this group. The three-bedroom, two-bath house has 1,050 square feet on about a quarter-acre.

22 Sixth Ave. sold Sept. 3 for $436,500. At 1,032 square feet it is the smallest house of the five, with three bedrooms and one bath on 0.31 acres, and it closed at $423 per square foot, the highest rate of the batch.

What this says about the Waterford market:

Waterford turned over five houses in a week and did not vary much doing it: every sale was a three-bedroom, four of the five had two baths, and the whole batch fit between $360,000 and $558,000. Floor space stayed in a narrow band too, from 1,032 to 1,711 square feet. Where the sales separated was rate per square foot, and not in the direction price alone would suggest — the $558,000 Middle Street house posted the lowest rate of the five at $326, a dollar under the Ivy Hill Road condo, while the $436,500 Sixth Avenue house, the smallest in the group and the only one with a single bath, posted the highest at $423. Buyers paid up for the small houses here, not the big ones.
