Water Street Tampa Developer Filed Plans For 400-Foot Luxury Tower

TAMPA, FL — Strategic Property Partners has submitted updated plans to the city of Tampa for a new luxury residential tower at the intersection of Water Street and Cumberland Avenue, formally moving the project into the city's development review process, according to a news release from the company.

The developer also announced Moss as general contractor for the project, which is planned as part of the next phase of Water Street Tampa.

If construction moves forward as planned, groundbreaking is anticipated in spring 2027, with completion expected in late 2029, SPP said.

The approximately 400-foot tower would include 452 residences above about 37,000 square feet of retail space. The project would be built on a 1.9-acre site and include about 645 parking spaces.

The company said the building is part of a broader next phase that, together with a recently announced entertainment destination and a mixed-use retail and parking development now under construction, would add more than 2 million square feet of development and represent nearly $1 billion in investment.

This tower will introduce a new luxury residential offering while extending Water Street Tampa north and building upon what has made it one of Downtown Tampa's most-dynamic neighborhoods."

The tower was designed by Nichols Architects, with interiors by MAWD | March and White Design.

The building would include residences ranging from studios to three-bedroom homes, SPP said. Planned amenities include a demonstration kitchen and entertaining lounge, coworking spaces, media room, game room, fitness center, pool and hot tub, sauna, cold plunge, pet spa and dog run.

Landscape architecture is being designed by OJB Landscape Architecture, with Stantec leading public realm design and Kimley-Horn serving as civil engineer, according to the announcement.
