'Irritated' Darien Developer Wants Project To Proceed

The city revealed what is holding up a condo complex. It is where a rundown old dental office once sat.

DARIEN, IL – The developer of a 16-unit condo complex in Darien is awaiting the engineering plans to get the project moving, an official said Monday.

Last year, Darien aldermen approved the rezoning of the property at 1225 Plainfield Road, near Modell Funeral Home. The site once contained an old dental office.

At Monday's City Council meeting, Dan Gombac, Darien's municipal services director, said the project's engineer appears to have taken on too much work.

"I have been on him now for the last two weeks," Gombac said. "Things have fallen behind, meaning the developer's schedule as well. So the developer himself is irritated."

The developer is anxious to come back to the city with the final plat, which could come before the council as early as June 1, Gombac said.

The proposal is for two eight-unit condo buildings on the 1.4-acre site, which was previously zoned for single-family houses.

Last year, the developer, Atlantic Homes, said it was also proposing 16 two-car garages on the property.

The project is a repeat of condos built recently at the southwest corner of Ogden Avenue and Beau Bien Boulevard in Lisle, according to a Darien memo.

The condos are expected to go for $350,000 to $375,000, depending on the market.

In 2024, the city razed the old dental office because of code issues.
