Could Dutch Bros Coffee Come To Oswego? Planning Commission Recommends Approval

The coffee shop, along with a commercial building, could be built on a 2-acre lot at the intersection of Route 34 and Ogden Falls Boulevard.

OSWEGO, IL — There is a good chance the popular Dutch Bros Coffee will open a location in Oswego, as the Planning and Zoning Commission approved the project at its recent meeting.

On Feb. 5, the Commission considered the annexation, rezoning, subdivision and planned unit development that would allow for a Dutch Bros and a future commercial building to open east of the intersection of Route 34 and Ogden Falls Boulevard.

The two-acre site would be divided in half. One acre, located furthest west, would go to the coffee shop, with the 989-square-foot drive-thru-only building sitting in the middle of the site. The west side of the building would be wide enough to accomodate a walk-up window and outdoor seating. The proposed plan suggests the building and sidewalk be surrounded by 12 parking spaces.

Dutch Bros, which originated in Oregon, has coffee shops across the country, though none are yet in the Chicagoland area. In Illinois, one is located in Urbana, and others are situated in the St. Louis area.

The second lot would comprise a 2,371-square-foot commercial building. The developer does not have a known use for the space, as the petitioner does not have a plan to develop the lot, according to village documents.

Commissioners recommended the developer remove the plans for the future development of the second lot to provide the eventual owner more flexibility once a use is determined.

One of the three subject property sites is zoned B-1 Regional Business District in Oswego, while the other two, located in unincorporated Kendall County, are zoned M-1 Manufacturing District and B-2 General Business District. To move forward, the two properties would need to be annexed into the village.

The village's Comprehensive Plan designates the area as commercial, consistent with the proposed use, according to documents.
