Pheasant Run Redevelopment Plan Rejected By St. Charles Committee

ST. CHARLES, IL — A proposed redevelopment of the former Pheasant Run Resort site in St. Charles was rejected by the City Council’s Committee of the Whole following continued concerns from residents and aldermen, according to the Aurora Beacon-News.

The Shops at Pheasant Run would redevelop the remaining 33.7 acres with restaurants, retail and businesses including a Chase Bank, Valvoline and Dutch Bros Coffee. The developer modified the plan to eliminate car washes and limit the number of drive-thrus to eight, but council members continued to question the project’s car-oriented design.

The Daily Herald is reporting the proposalis not necessarily dead, as the developer could return with another revised plan, city officials said.

The proposed development would include 14 commercial lots intended for a mix of service, retail and restaurant uses, with plans currently submitted for six of the lots, city officials said. The city said a future car dealership is planned for another lot, while three additional lots would feature multi-tenant buildings.

Pheasant Run Resort, once a major St. Charles destination, closed permanently in March 2020 after years of financial and operational problems. The 293-room resort had struggled with declining business, went through foreclosure in 2011 and was ultimately put up for auction in February 2020, with a final bid of $6 million.

After the closure, the largely abandoned property deteriorated, with vandalism and safety problems becoming increasingly serious.

A major fire in May 2022 destroyed large portions of the resort, followed by another fire in August 2023, prompting the city to push for demolition. The remaining resort structures were ultimately demolished in 2024.
