Newton City Council To Vote On 14-home Project

NEWTON, MA - A plan to build 14 attached single-family homes on Thurston Road is nearing a City Council vote after the project cleared a key committee step this week.

The proposal would combine three parcels at 0, 93, and 103 Thurston Road into one nearly 50,000-square-foot lot. The developer is seeking permission to build 14 attached single-family homes in seven buildings in a Multi-Residence 1 district, according to a July 10 memo from Newton’s Planning and Development Department.

The City Council’s Land Use Committee approved the petition on July 7, but held it for what city officials call a “second call,” so the applicant could update the draft council order and submit revised plans showing a zoning-compliant transformer location.

Those revised plans place the transformer in the northeast corner of the property, approximately 19 feet from the rear lot line, according to planning staff.

The updated order also includes conditions related to privacy screening for direct abutters, compliance with Newton’s Vibration Control Ordinance, sewer-related inflow and infiltration mitigation payments, and affordable housing requirements.

Under the inclusionary zoning conditions, the project would include two affordable units and a fractional cash payment.

The public hearing on the project opened April 14 and continued on May 12 and July 7. Planning staff said the latest site plan and updated council order meet the additional information and conditions requested during the review.
