Sudbury Opens FY 2027 Senior Tax Exemption Applications

SUDBURY, MA — Sudbury seniors may now apply for a town program that offers property tax relief to some low- and moderate-income residents.
Applications for the FY 2027 Means-Tested Senior Exemption Program are due by Sept. 30, according to the Sudbury Assessor’s Office. The program reduces real property taxes for eligible senior citizens by redistributing part of the property tax burden within the residential class.
To qualify, applicants must be at least 65, have lived in Sudbury for at least 10 consecutive years and own and occupy the Sudbury property as their primary home, according to the town. Any co-owners other than a spouse must be at least 60.

The home’s FY 2025 assessed value may not exceed $1,285,584. Income limits are tied to the Massachusetts Circuit Breaker tax credit: $75,000 or less for a single filer, $112,000 or less for joint filers and $94,000 or less for a head-of-household filer, according to the town.
The Board of Assessors may deny applications from residents with “excessive assets,” according to the town notice.

Application packets are available at the Assessor’s Office in the Flynn Building, 278 Old Sudbury Road, and may also be downloaded from the town website. Completed applications may be mailed, hand-delivered to the Assessor’s Office or placed in the drop box in the Flynn Building parking lot.
Residents using the drop box should label the envelope “Assessors Office, Attn: Cynthia Gerry,” according to the town. Mailed applications should be sent to the Town of Sudbury Assessor’s Office, 278 Old Sudbury Road, Sudbury, MA 01776, Attn: Cynthia Gerry.
