Wayland Home Sales, Prices And Inventory Rose In August

Wayland recorded more than a dozen closed home sales last month, up from the same period last year.

WAYLAND, MA — The town's housing market posted gains across several key measures in August.

Wayland recorded 13 closed home sales, up 18.2 percent from August 2025, according to data released Tuesday by the Massachusetts Association of Realtors. The median sales price reached $1.18 million, a 3.6 percent year-over-year increase, while the 23 homes for sale represented a 21.1 percent increase.

The median price fell about 7.1 percent from $1.27 million in July, down roughly $90,000.

Based on the year-over-year changes, Wayland recorded 11 closed sales and 19 homes for sale in August 2025. The median price that month was about $1.14 million.

Statewide, 4,052 single-family homes sold in August, down 0.2 percent from the same month last year. The statewide median price increased 2.2 percent to $695,000, according to the association.

New single-family listings across Massachusetts rose 17.2 percent year over year. The association said increased listings gave prospective buyers more options while continued price growth reflected sustained demand.

"The market activity we’re seeing shows that buyers remain engaged and ready to act when the right home comes on the market at the right price," said Kristen Keegan, 2026 president of MAR. "As we head into the fall market, I expect increased inventory and returning buyers to continue driving strong activity and more pending sales.”
