Seacoast Home Sales Rise As $1M-Plus Market Sets Another Monthly Record In NH; One Home Sells For $16M
A record month for luxury home sales helped lift single-family activity in Exeter, Hampton, North Hampton, and Portsmouth in July.
PORTSMOUTH, NH — Single-family home sales in 13 Seacoast towns increased even as statewide and national trends moved the other way, according to the Seacoast Board of REALTORS.
The board reported that sales advanced behind another record month for homes sold at $1 million or more in Exeter, Greenland, Hampton, Hampton Falls, New Castle, Newfields, Newington, North Hampton, Newmarket, Portsmouth, Rye, Seabrook and Stratham.
The org said it was the second time this year that $1 million-plus sales set a monthly volume record. This time, the market logged 38 transactions, topping the prior record of 37 set in May. The largest of those sales was 58 Ocean Boulevard in North Hampton, the Balmoral property, which sold for $16 million.

That sale ranks among the biggest in New Hampshire history.
With mortgage interest rates “ticking up over 6.6 percent,” there were still 94 single-family sales for the month, the most for any month since August 2022. Inventory levels dropped by four fewer active listings than last year, while the monthly median price for a single-family home fell 5.9 percent to $870,000, the lowest level since March. For the year, total single-family volume is up 4.7 percent and the median price is up 2.2 percent at $875,000, according to the board.

“The Seacoast real estate market remains remarkably resilient,” said Ryan Kaplan, Seacoast Board of REALTORS president. “The high-end market remains strong and for the most part, volume and median sale prices continue to move forward.”
Condominium sales moved differently.
Five fewer condo sales than last year, as inventory dropped by seven units from last month and four from last year. Even so, the monthly median condo sale price reached $625,300, the highest since December 2025.
The biggest condominium sale closed at $5,599,697 for 70 Maplewood Avenue in Portsmouth, described as a five-bedroom, four-bath unit with 5,027 square feet. For the year, condominium sales are up 6.5 percent, while the median sale price is down 1.1 percent at $574,900, according to the board.
