New Businesses Join Bell Works Fort Monmouth: See Details
Since acquiring the former Commvault Headquarters in 2025, Bell Works' new Fort Monmouth location is about 88% leased.

TINTON FALLS, NJ — Bell Works’ new Fort Monmouth location has secured over 222,000 square feet of leases, bringing the property to about 88% leased, Inspired by Somerset Development recently announced.
The metroburb’s leasing announcement follows recent news out of Fort Monmouth that Jersey Mike’s has leased 72,326 square feet of office space there to serve as the company’s new headquarters.
In addition to serving as Jersey Mike’s HQ, the acclaimed sandwich chain will also introduce a 2,286-square-foot on-site retail location.

“With companies rethinking how and where their employees work, there is a growing demand for environments that offer much more than just office space,” said Ralph Zucker, President and CEO of Inspired by Somerset Development.

Founded in 1956 as “Mike’s Subs” with one location in Point Pleasant, Jersey Mike's has grown into a premier franchisor with over 3,200 locations in the U.S. and Canada.
Prior to relocating its headquarters to Bell Works Fort Monmouth, the company was based in Manasquan.
As the Fort Monmouth campus’ rebrand under Bell Works nears completion, leasing activity has remained strong across both office and retail components, officials said.
New leases at Bell Works Fort Monmouth include:
- Jersey Mike’s: An international fast-casual sub sandwich chain, leased 72,326 square feet of office space and 2,286 square feet of retail space.
- Commvault: A cyber resilience and data protection company (leased 101,878 square feet)
- Bell Market: A culinary destination offering a diverse selection of food and beverage options (leased 5,000 square feet)
- Sax LLP: An accounting and advisory firm (leased 13,087 square feet)
- The New Jersey Economic Development Authority and Fort Monmouth Economic Revitalization Authority: State agencies focused on economic growth and redevelopment (leased 10,998 square feet)
- Soluna Fitness: A yoga and pilates studio offering a wide range of wellness offerings (leased 8,387 square feet)
- OlenderFeldman LLP: A multi-disciplinary law firm (leased 2,812 square feet)
- Booz Allen Hamilton: A global consulting firm (leased 2,116 square feet)
- Foley Prep: A transportation and logistics company (leased 1,359 square feet)
- SERHANT.: A real estate brokerage and media company (leased 1,358 square feet)
- Munimatrix, Inc.: A government and municipality data platform (leased 719 square feet)
Bell Market, the culinary destination first introduced at Bell Works’ Holmdel location and later expanded to Bell Works Chicagoland, will open at Bell Works Fort Monmouth this month, officials said.
The concept offers a diverse mix of food and beverage options, weekly programming and private event space, further activating the campus and serving as a key component of the Metroburb model.
Alongside Bell Market, Bell Works Fort Monmouth also offers an event space and conference center, as well as a range of flexible office solutions designed to accommodate companies of all sizes.
The campus features “Ready-To-Wear” office suites, providing turnkey spaces ranging from 700 to 3,000 square feet, each designed with a balance of function and aesthetics, officials said.
Larger full-floor layouts known as "Built to Suit" offices range from 10,000 to over 30,000 square feet.
The building also includes coLab, Bell Works’ official coworking experience, which aims to offer flexible workspaces such as shared and dedicated desks, private executive offices and team suites.
Since the campus' rebrand, coLab has had significant leasing activity in its temporary space, with 90% of current private offices leased.
Once completed later this year, additional spaces in its permanent suite will be available.
