These Are NYC's Most Expensive Neighborhoods In 2025: See List

One neighborhood has taken the top spot for the past seven years.

NEW YORK CITY — Prices continued to rise across the most expensive New York City neighborhoods in 2025, with one neighborhood taking the top spot for the seventh year in a row, according to a newly released analysis.

According to PropertyShark, Hudson Yards has been ranked as the most expensive neighborhood in New York City among a list of 50 neighborhoods.

The median sale price in Hudson Yards is $5.58 million — despite a 22 percent decrease from last year.

Manhattan had nine neighborhoods in the top 10 and 13 neighborhoods in the top 20. Brooklyn had a total of 21 neighborhoods in the top 50.

SoHo reclaimed the number two spot in 2025 with a median sale price of $3.73 million, Tribeca landed at 3 with a $3.7 million median sale price after a 12 percent year-to-year increase.

Boerum Hill was the most expensive neighborhood in Brooklyn, with a median sale price of $1.85 million

The Columbia Street Waterfront District in Brooklyn saw the sharpest median sale price increase among the city's 50 priciest neighborhoods, with a 39 percent jump.

Red Hook had the sharpest median sale price drop at 34 percent year to year.

According to the list, Queens claimed just six neighborhoods in the top 50, four less than the previous year.

The minimum median sale price among NYC’s 50 most expensive neighborhoods was $980,000.

The ranking excludes Staten Island and compared sales records between January 1 and December 31, 2025, and January 1 and December 31, 2024.

"The New York City real estate market continued its upward trajectory in 2025 with its median sale price rising 4 percent to $780,000. Sales activity also increased after climbing 6 percent to a total of 31,941 transactions across single family homes, condos and co-ops," Laura Pop-Badiu from PropertyShark said.
