This Luxury Grocery Store Is Taking Over A Former UES Movie Theater
The cult-favorite Happier Grocery plans to open its second Manhattan location in 2027.
UPPER EAST SIDE, NY — A long-vacant movie theater space on East 86th Street is set to become a luxury grocery store.
Happier Grocery has signed a lease for 20,500 square feet at 210 East 86th St., according to real estate firm Avison Young, which represented the landlord in the deal. The store is expected to open in the second half of 2027.
The market plans to sell fresh foods, prepared meals and specialty products.

It will be Happier Grocery’s second New York City location; its first opened at 365 Canal St. in SoHo in 2023.
“This lease transforms a long-vacant former movie theatre space into a vibrant, wellness-focused destination that will add new energy to one of the Upper East Side’s most active retail corridors,” Christian B. Stanton of Avison Young said in a statement.
