Rent Starts At $1,328 At This Third Avenue Housing Lottery

EAST HARLEM, NY — East Harlem has 172 brand-new apartments with rents starting at $1,328 up for grabs as part of a local housing lottery on Housing Connect.

The apartment building, located at 1760 Third Ave., between East 97th Street and East 98th Street, includes a 24-hour attended lobby, on-site resident manager, elevators, a multi-purpose room, a fitness center, a computer lab, and an on-site laundry room, according to the Housing Connect listing.

For the uninitiated, New York City Housing Connect is an online platform that lists residential buildings across the five boroughs currently accepting applications for apartments, with both leasing and purchasing opportunities.

The website, which launched in 2013, aims to provide New Yorkers with opportunities for affordable prices on apartments in new developments.

However, there is a catch: Your total income and family size need to fit within a certain range to be eligible to apply to the housing lottery, and each lottery has different income restrictions, based on a measurement called Area Median Income, which you can calculate here.

The building is renting 127 studio apartments at $1,328 and 45 one-bedroom apartments at $1,660 for people and families who make between $45,532 to $91,620 annually.

The nonprofit, Breaking Ground, will operate the site. The nonprofit is reserving 261 apartments for people exiting homelessness, including 221 homeless single adults and 40 young adults aging out of foster care.

Once users apply for an eligible unit, they are issued a log number, and then the numbers are chosen at random by an automated system, lottery-style.
