Massive Industrial Facility To Be Built In Limerick

LIMERICK TOWNSHIP, PA — A massive 257,040 square foot industrial warehouse will be built in Limerick, marking the first foray in the northeast region for a major Texas real estate company.

Provident Industrial, based in Dallas, recently announced groundbreaking on the property on 300 Keystone Drive this month.

The enormous commercial warehouse does not yet have a tenant. They are working with another real estate corporation, CBRE, to find an appropriate occupant.

"300 Keystone represents a meaningful investment in a corridor that is underserved by modern industrial product," Eric Moser, market officer at Provident Industrial, said in a statement. "Much of the existing inventory in this submarket is 40 to 50 years old and no longer meets the needs of today's industrial tenants. We are delivering a modern building with great infrastructure access in a dense suburban location that offers the functionality and efficiency the market has been missing."

The announcement comes with rising concerns about the sustainability of the region's infrastructure, particularly increasing congestion along the rapidly growing Route 422 corridor.

The company characterized the move as the first step in an "aggressive expansion strategy" through the mid-Atlantic and northeast.

Provident also pointed to the area's "deep labor pool" and numerous manufacturers drawn by the area's residential density.

The building is just off Linfield Road, near Route 422, and neighbors gyms and multiple corporates offices.

The warehouse is expected to be operational by summer 2027.
