Right Space Commercial Property Spotlight: Historic Property Transformed Into The Druid

TUSCALOOSA, AL — Tuscaloosa is gaining a new, yet familiar, mixed-use development as two long-vacant apartment buildings at the corner of Greensboro Avenue and Jack Warner Parkway are transformed into modern condominiums and commercial space.

Right Space Commercial says the redevelopment, known as The Druid, will see the property at 219 Greensboro Avenue converted into 20 residential condominiums and two commercial condominium spaces.

Located across from Parker-Haun Park and near the Tuscaloosa Riverwalk, The Druid also sits adjacent to the Mercedes-Benz Amphitheater and within walking distance of downtown restaurants, entertainment venues and businesses.

Originally built in 1955, the two buildings had served as apartment complexes for decades before deteriorating into what developers described as an eyesore.

Rather than demolishing the structures, the ownership group opted for a complete renovation, preserving the buildings while modernizing them for new residential and commercial uses.

Right Space Commercial says construction began in late 2024 with both buildings stripped to their structural framework.

The project includes redesigned floor plans, updated building systems, renovated exteriors and the addition of commercial space on the lower level.

Developers said one of the project's biggest challenges was maximizing the existing buildings while creating floor plans that would appeal to buyers.

The finished residences range from approximately 400 to 600 square feet and feature open layouts, updated kitchens, stainless steel appliances, contemporary bathrooms with tiled showers, in-unit laundry and modern finishes.

One building has been completed and condominiums are available for purchase, while construction continues on the second building.

The development's name pays tribute to Tuscaloosa's longstanding nickname, "The Druid City," which references the area's historic oak trees.

Blake Corder of Corder Real Estate, who assisted with planning the project, told Patch the project is on one of the more impactful corners of both history and growth for downtown Tuscaloosa.

"We used The Druid as the name to tie in the history of Tuscaloosa with the growth that is occurring downtown," he said. "Tuscaloosa was obviously known as the Druid City in its history and with a building as old as this one is, we wanted to showcase that heritage."

Making the development stand out is a new mural added due to the visibility and iconic nature of the building and corner it sits on.

The colorful mural was created by artist Michael Vizzina in collaboration with Andrew Tynes and Mammoth Murals & Signs.

"You can see it prominently from Jack Warner Parkway, Greensboro Avenue and heading across the bridge on Lurleen B. Wallace Boulevard," Corder said. "We incorporated a huge druid oak, the Black Warrior River and riverbank to show past and current Tuscaloosa, particularly the riverfront. The colors were chosen to give it a pop so it stands out and hopefully make the mural a landmark for downtown."

Richard Henry, a partial owner of the project, also owns Right Space Commercial and Druid City Properties.

Druid City Properties serves as the general contractor, overseeing construction and project management.

Corder Real Estate is marketing and selling the residential condominiums, while Right Space Commercial will lease and manage the commercial portion of the development.

"We were excited for this project because all of the improvements in the riverfront area," Henry told Patch. "We know how bad that corner had been for years and the potential it had to be so much better. We are proud of how it all turned out and are looking forward to bringing the 6,000 square feet of commercial space to the market in the next few weeks."

The final phase of the project includes two commercial condominium spaces totaling approximately 2,900 to 3,200 square feet.

Developers say those spaces are expected to be completed before the end of the year and will provide future businesses with frontage along one of downtown Tuscaloosa's busiest corridors.
