Premium Healdsburg Industrial Rent Commanded For 'The Point' Property

The 15,000-square-foot property matches some local listings but exceeds several industrial competitors and county averages.

HEALDSBURG, CA — The Point, a 15,000-square-foot industrial property in Healdsburg, has entered the leasing market at $22,500 a month, carrying a Sotheby's sign and an asking price that exceeds several local and countywide benchmarks — but isn't the most expensive.

The property sits at 190 Foss Creek Circle. Its advertised rate equals $1.50 per square foot monthly, or $18 per square foot annually. A tenant leasing the entire space at that rate would pay $270,000 a year.

The price places The Point near the upper end of Healdsburg’s published industrial asking rates, but it does not make the property the city’s most expensive option.

The closest comparison sits at 55 W. Grant St., where a 14,000-square-foot industrial property advertises the same $18 annual rate.

Space at 1500 Grove St. asks $20.16 per square foot annually, while Plum Industrial Park advertises spaces ranging from $9.72 to $21.

Several other Healdsburg properties charge less. A 10,000-square-foot property at 140 Grove Court asks $14.40 per square foot annually, while a 5,000-square-foot property at 101 Grant Ave. asks $13.80. A 53,550-square-foot property at 14210 Bacchus Landing Way advertises a $14 annual rate.

The Point also exceeds the broader county average. Its $1.50 monthly rate stands about 30 percent above Sonoma County’s first-quarter 2026 average industrial asking rent of $1.15 per square foot, according to Cushman & Wakefield’s North Bay Industrial MarketBeat.

LoopNet reports that the building dates to 2003 and identifies Healdsburg Realty as the listing brokerage.

Healdsburg Realty’s website describes its team as part of Healdsburg Sotheby’s International Realty and Artisan Sotheby’s International Realty.

The comparison uses advertised asking rates rather than completed leases. The available listings do not establish whether each property uses the same lease structure or includes the same operating expenses.
