National Sales Rise, Contracts Fall
Nationally, existing-home sales rose 1.5 percent in September from August but remained 2.2 percent below September 2025, according to the National Association of Realtors’ Oct. 13 report. The seasonally adjusted annual sales pace was 3.99 million homes.
The national median existing-home price was $417,500, up 1.3 percent from a year earlier. In the Northeast, sales declined 2.1 percent from August and 4.1 percent from September 2025. The region’s median price rose 4.7 percent from a year earlier to $523,600.
A newer report showed fewer buyers signing contracts. NAR reported Oct. 20 that pending home sales fell 7.3 percent in September from August and 11.3 percent from a year earlier. Pending sales measure homes under contract rather than completed transactions.
“Market conditions weakened in September due to fast-rising mortgage rates,” NAR Chief Economist Lawrence Yun said.
Mortgage Applications Decline
Mortgage applications fell 5.3 percent on a seasonally adjusted basis during the week ending Oct. 16, according to the Mortgage Bankers Association’s Oct. 21 survey.
The seasonally adjusted index of applications to buy homes dropped 7 percent from the previous week. On an unadjusted basis, purchase applications were 18 percent below the same week last year. Refinance applications declined 2 percent for the week and were 59 percent lower than a year earlier.
Mortgage Rates Remain Above 7 Percent
In the same MBA survey, the average contract interest rate for a 30-year fixed mortgage with a conforming loan balance fell to 7.41 percent from 7.50 percent. Average points, including the origination fee, were 0.75 for loans with a 20 percent down payment.
Freddie Mac’s weekly survey dated Oct. 15 put the average 30-year fixed mortgage rate at 7.40 percent, unchanged from the previous week and above 6.27 percent a year earlier. The average 15-year fixed rate was 6.71 percent.
Those figures are national averages. Financing terms for the local transactions were not provided, and these 11 sales alone do not establish a price trend for either town.
