Sarasota-Manatee Home Sales Rise in June as Inventory Shrinks Across All Segments

SARASOTA-BRADENTON, FL - Home sales increased across Sarasota and Manatee counties in June while active inventory fell in every major market segment, according to a new report from the REALTOR Association of Sarasota and Manatee.
The June 2026 market report showed year-over-year gains in closed sales for single-family homes and for condos and townhomes in both counties. New pending sales also increased across all four segments, while months supply declined from June 2025 levels in each one. In both counties, the single-family market dropped to 4.1 months of supply.
The report also showed a split in pricing trends by property type. Median single-family sale prices increased in both counties, while median condo and townhome sale prices declined in both counties.
“June was one of the clearest signals yet that buyers who had been waiting on the sidelines are moving forward,” David Crawford, RASM president and broker/owner of Catalist Realty, said. “Sales grew across every segment we track, and sellers who priced their homes appropriately were rewarded with faster contracts and stronger offers. At the same time, the growing divide between single-family and condo pricing shows just how important it is to understand the dynamics of each property type before making a decision.”
In Sarasota County, 805 single-family homes sold in June, up 15.2 percent from June 2025. The median sale price rose 8.2 percent to $492,450. Active listings fell 27.4 percent to 2,870 homes, and buyer activity remained strong as new pending sales increased 4.1 percent to 686 while new listings declined 6.5 percent.
In Manatee County, single-family closed sales rose 26.2 percent to 890 transactions, the largest year-over-year gain of any segment in the report. The median sale price increased 11.4 percent to $490,000. Active inventory dropped 15.3 percent to 2,706 homes, while new pending sales climbed 22.8 percent to 716.
The condo and townhome market also posted higher sales in both counties, though median prices moved lower.
Sarasota County recorded 364 closed sales, up 25.5 percent, while the median sale price fell 7.5 percent to $343,750.
In Manatee County, sales increased 11.2 percent to 259 transactions and the median sale price slipped 0.9 percent to $310,000.
