4-Unit Mixed-Use Development Proposal For Duane Street Heads To Pre-Application Review

GLEN ELLYN, IL — On Thursday, the Glen Ellyn Plan Commission will meet with petitioners to get feedback on a concept design for a proposed mixed-use, four-unit development at 451 Duane St.

The most site plan consists of a mixed-use building facing Duane Street with a 2,465 square foot retail space on the ground floor. The building's second and third floors would each have two two-bedroom residential units. A shared garage would be located in the back of the property for residents.

A special use permit and planned unit development would be required for the proposal. According to plan commission documents, the site is currently zoned for C5B Central Service Subdistrict. This zoning designation also has setback and lot requirements.
