Chicago Sellers May Have a Window This Spring
New pending sales data suggests buyers are moving again, but today's market still rewards homes that are priced and presented well.

Chicago buyer demand is showing signs of life again, and that matters for local homeowners.
According to Redfin, pending home sales in the Chicago metro area were up 19.2% year over year for the four weeks ending May 3, 2026. That was the largest increase among the major metros Redfin tracked.
That does not mean every home is suddenly getting multiple offers or that sellers can ignore pricing, prep, and presentation. This is not the anything-goes market we saw a few years ago (fortunately or unfortunately, depending on your vantage point).

But it does mean something important: buyers are still out there. They are watching. They are comparing. And when the right home hits the market, they are still moving.
For homeowners in Chicago, Oak Park, River Forest, Elmwood Park, Berwyn, Forest Park, Riverside, Brookfield, La Grange, and the near west suburbs, this may be a good time to take a closer look at your options.

The opportunity is real, but it is not automatic.
Today’s buyers are careful. They are thinking about mortgage payments, taxes, insurance, repairs, layout, condition, and whether a home feels worth stretching for. A house can still sit if it is overpriced, underprepared, or poorly marketed.
That is why the stronger question is not just, “Is now a good time to sell?”
The better question is: “What would my specific home likely do in this specific market, at this specific price point, with its actual condition and competition?”
That is where a real seller strategy starts.
For some homeowners, the right move may be selective prep before listing. For others, it may be selling as-is with clear pricing and honest positioning. And for downsizers, especially those sitting on a home that now feels too big, too much, or too high-maintenance, this market may be worth evaluating before more sellers jump in.
