Do you take on the project and create your dream home over time? Or do you wait for the turnkey house, knowing that everyone else is probably waiting for the same unicorn?
There is no one-size-fits-all answer, but there is a smarter way to think about it.
In Oak Park, River Forest, and the near west suburbs, homes with strong fundamentals can sometimes be the opportunity. Paint can change. Lighting can change. Flooring can change. Even kitchens and baths can change. But location, natural light, room proportions, lot size, and the overall flow of a home are much harder to fix.
That does not mean every house that needs work is a good buy.
A dated-but-functional kitchen is one thing. Basement finishing in an older home is another. Water issues, foundation concerns, old electrical, sewer line problems, roofing, HVAC, and major exterior work deserve real numbers, not hopeful guesses and a Pinterest board.

And honestly? Sometimes the imperfect house is the one that gets you the space, location, and long-term potential you actually need.
You just need to buy it with your eyes wide open.
