Most decks don't fail all at once. They go one season at a time, and the trouble usually starts somewhere nobody looks.
By the end of summer, a deck in Worcester has been through a full New England cycle. Frost movement over the winter, weeks of spring rain, then months of humidity. That same combination works on the same few spots every year: where the deck attaches to the house, the base of the posts, and the joist ends hidden under the boards.
If you are trying to work out whether your deck needs a repair or a full rebuild, it helps to know what a builder actually looks at.
Surface problems are usually just surface problems. A few cupped or splintered boards. Screws backing out. A railing with a little give in it. Those are repairs, and so is a weathered section of decking sitting on a frame that is otherwise sound.
Structural problems are a different conversation. Soft or spongy wood at the post bases. Rot where the ledger board ties into the house, which is the connection carrying the most load. Footings that have shifted enough to leave the deck out of level. A frame that moves underfoot. Patching boards over any of that just hides it for another year.
Then there is the middle case, and it is the one people miss most often. A deck can have a perfectly good frame under a surface that is finished. If the framing and footings check out, resurfacing is worth looking at before committing to a teardown.
A few things you can check yourself before calling anyone:

<li>Push on the railing posts. Real movement means something below is loose or rotted.</li>
<li>Look closely at the ledger board where the deck meets the house. Water tends to sit there, and it is the failure point that matters most.</li>
<li>Get under the deck if you can. Discoloration and soft spots show up at the post bases long before anything is visible from the yard.</li>
