Worcester Home Prices Rise As Sales, Inventory Fall In August

The city's decline in sales was steeper than the statewide change.

WORCESTER, MA — Worcester’s single-family housing market saw prices rise in August even as fewer homes sold and inventory tightened.

The City of Worcester recorded 73 closed sales in August, down 2.7 percent from a year earlier, according to housing data from the Massachusetts Association of Realtors. The median sales price increased 8.3 percent to $471,000 while the number of homes for sale fell 16.8 percent to 144.

Worcester’s decline in sales was steeper than the statewide change.

Massachusetts recorded 4,052 single-family home sales in August, down 0.2 percent year over year, while the statewide median price rose 2.2 percent to $695,000, according to the association.

"The continued increase in new listings is encouraging and gives buyers more options," Kristen Keegan, 2026 president of the MAR, said in the report. She added that buyers remain engaged and ready to act when homes come on the market at the right price.

The latest figures also show a slowdown from July, when Worcester recorded 105 closed sales. The median price was $470,000 that month and 145 homes were available for sale.
