Merrimack Anheuser-Busch Property Purchased By United Therapeutics Corporation
The 300-acre property off DW Highway became available after the plant closed. The biotech firm currently has a location in Manchester.
MERRIMACK, NH — Biotechnology firm United Therapeutics Corporation has acquired the former Anheuser-Busch brewery site in Merrimack for $47 million, according to sources familiar with the matter.
The transaction secures one of Southern New Hampshire’s largest industrial parcels, spanning nearly 300 acres off Daniel Webster Highway. The sale follows Anheuser-Busch’s previous announcement that it would close the longtime facility at 221 Daniel Webster Highway as part of a nationwide restructuring of its supply chain network.
Positioned between Route 3 and the Merrimack River near the Nashua line, the sprawling site featured a massive industrial brewing operation, distribution hub infrastructure, tasting room and beer garden spaces, and stables that once housed the iconic Budweiser Clydesdales.
The acquisition marks a major transition for a site that served as a local industrial centerpiece for decades. The facility had a town valuation of $35 million and generated more than $780,000 annually in local property taxes.

In addition, the brewery was historically one of Merrimack’s largest municipal wastewater utility users, contributing between $1 million and $1.5 million in annual utility fees.
United Therapeutics is expected to bring hundreds of high-paying jobs to the region, drawing specialized talent from across the United States. Specific construction plans, architectural designs, and a timeline for redeveloping the vast industrial campus have not yet been disclosed.
Silver Spring, Maryland-based United Therapeutics was founded in 1996 by Martine Rothblatt. The public benefit corporation specializes in developing therapies for rare, chronic conditions — most notably Pulmonary Arterial Hypertension (PAH). Its commercial product portfolio includes Tyvaso, Remodulin, Orenitram, Adcirca, and Unituxin.

Beyond pharmaceuticals, the company is an industry pioneer in bioengineered organ manufacturing, gene-edited porcine organ transplant technologies (xenotransplantation), and 3D bioprinting designed to address the global organ shortage.
The purchase represents a substantial expansion of the company's New Hampshire footprint. United Therapeutics currently operates a facility on Commercial Street in Manchester.
It previously explored buying a large property off Hackett Hill Road near the Manchester-Hooksett town line, but ultimately opted not to complete the transaction.
