What is Really Keeping Morris County Housing Inventory So Tight?

A top local real estate expert explains the hidden market dynamic that is preventing homeowners from moving—and how to overcome it

If you are trying to buy a home in Morris County right now, you know the drill: low inventory, multiple offers, and homes selling well over asking price. But why is inventory still so low?

The headlines blame high mortgage rates and Baby Boomers refusing to downsize. While true, as a real estate agent serving communities from Morristown to Chatham and Basking Ridge, I see a different, more localized reason holding our market back: the disappearance of the property sale contingency.

In years past, if you owned a starter home in Morris Plains or Randolph, you could easily put an offer on your "forever home" contingent on the sale of your current property. It was the normal way families moved up. Today, because sellers have so much leverage, they routinely reject offers with sale contingencies. They simply don't need to wait for a buyer's house to sell when they have clean, non-contingent offers waiting in the wings.

This "locks up" a massive segment of potential buyers. Many local homeowners have the equity to move, but without the safety of a contingency, they are too nervous to list their homes.

Just How Competitive is the Local Market? Looking at the data from this past week across our primary Morris County and Somerset County towns, the competitiveness is striking:

  • Spring Sales are Closing: 44 homes successfully closed this week, a 42% jump from the prior week.
  • Selling Over Asking: On average, these homes sold for 7.2% above the list price.
  • Town by Town: Not a single town saw average closing prices drop below the asking price. We saw properties in Chester close at 4% over list, Morristown at 8.7% over list, Madison at a staggering 12.2% over list, and Chatham leading the area at 13.8% above asking.
  • Speed: 49 homes went under contract, spending an average of only 21 days on the market.
