ARLINGTON, VA — A new locally owned coffee and wine house is set to join The Village at Shirlington later this year.

Federal Realty Investment Trust announced Thursday that The Roasted Vine will open in late 2026 at 4150 Campbell Ave., next to Bearded Goat Barber. The 2,234-square-foot café will serve coffee, food, wine and beer while also hosting community events.

The Roasted Vine is owned by Jody Hessler and Mackenzie Ryan, who have ties to Shirlington and the Arlington restaurant community.

A Coffee Shop By Day, Wine Bar By Night

According to Federal Realty, the café will roast its own organic coffee beans and offer classic coffee drinks alongside breakfast sandwiches, paninis, pressed sandwiches, seasonal small plates, charcuterie boards and grab-and-go options.

The beverage menu will also include wine, beer and coffee-inspired cocktails.

"The Village at Shirlington is the perfect neighborhood for The Roasted Vine," owner Mackenzie Ryan said in a statement. "We envisioned a place where guests can settle in, enjoy a great cup of coffee or a glass of wine, catch up with friends, have a bite to eat, work, read, or simply relax in a welcoming setting. The Roasted Vine will bring together the comforts of home while becoming a true gathering place for the community."

The café's design will feature a mix of couches, café tables and bar seating, along with a dog-friendly and family-friendly patio on Campbell Avenue.

Federal Realty said The Roasted Vine also plans to host events including wine tastings, coffee tastings, roasting demonstrations, live acoustic music and other community gatherings.

Shirlington Renovation Continues

The announcement comes as The Village at Shirlington undergoes a property-wide renovation that is expected to continue through November.

According to Federal Realty, the project includes wider sidewalks, expanded outdoor dining areas, new signage and wayfinding, decorative lighting, upgraded landscaping, new seating areas, public art and architectural improvements to building facades. The project will also relocate a historic Beaux Arts fountain to create an enhanced pedestrian gathering space.

"We are excited to welcome The Roasted Vine to The Village at Shirlington," Mike Ennes, Federal Realty's senior vice president of asset management, said in a statement. "Its local ownership and strong ties to Arlington make it a natural extension of the neighborhood. As we enhance the outdoor experience with larger patios and more inviting gathering spaces, a concept that can bring people together from morning coffee through an evening glass of wine is well aligned with Shirlington's charm and character and fits naturally into the fabric of the neighborhood."
