PWC Debuts Expanded Innovation Division With GMU, Manassas
The name was announced Friday at a joint meeting of leaders from George Mason University, Prince William County and the City of Manassas.
MANASSAS, VA – George Mason University, Prince William County and the City of Manassas on Friday announced the name of their new 6,000-acre mixed-use development area: the Nexus234 Innovation District
The district uses Route 234 as its central corridor and expands upon the existing Innovation Park, the university announced in a press release. It aims to connect researchers and entrepreneurs with the technology companies clustered in the Innovation Park and the work underway at George Mason’s Science and Technology Campus. Plans for development include tech-flex industrial space, incubator and accelerator programs, and sites for commercial and mixed-use expansion. Nexus234 includes some 330 acres available for laboratory work, research and development, manufacturing and office development, with a portion of land publicly controlled to support coordinated public-private growth.

“Nexus234 supports industries spanning life sciences, aerospace, defense, semiconductor, data centers, and AI infrastructure. Designed to accelerate the path from discovery to deployment, Nexus234 provides an environment where research, workforce training, and industry collaboration intersect to support economic growth and commercialization,” the university writes.
The core of the new district was launched in June 2025 with a $2.6 million GO Virginia grant to create Northern Virginia’s first innovation district. The grant was matched by $1.3 million in local investments, the university reports.

“Prince William County is building a destination for discovery,” said Prince William County Board of Supervisors Chair-at-Large Deshundra Jefferson in a press release. “Nexus234 reflects our long-term strategy to attract high-value industries, support groundbreaking research, and ensure companies have the space, talent, and infrastructure they need to grow.”
