Senior Housing Provider Breaks Ground On New Alexandria Campus As Demand Skyrockets
Goodwin Living broke ground on its new Alexandria campus, which is already fully booked years ahead of its opening date.
ALEXANDRIA, VA – A new Alexandria senior living community that had a groundbreaking ceremony on Wednesday is already fully reserved, and its CEO tells Patch demand for this kind of housing is only going to grow.
The new community, Goodwin House Seminary Road, will add 257 units across two towers, according to Goodwin Living, the non-profit, faith-based organization behind its development. Three years before its doors are scheduled to open, reservations for the campus are 100% booked.
Goodwin Living President and CEO Rob Liebreich says demand for quality homes and supportive care is increasing rapidly and helping seniors stay active and connected to their neighbors benefits the whole community.

In 2000, there were just under 194,000 Virginia residents aged 60 and older. By 2020, that figure was 310,000, and by 2030, it is projected to be 430,000, Liebreich says. Some sources show more than half a million seniors living in Northern Virginia already. Older adults are the region’s fastest-growing population, according to the Community Foundation for Northern Virginia, which called in a 2023 report for more affordable housing for seniors and families.
As middle-aged people see their parents hit 80 and older, “I think people are realizing that if they don't get ready to have a plan today and put that plan in motion, there may not be access to options in the future,” Liebreich said. “I think people, regardless of income, really want the chance to thrive in a place that they choose to live.”

Thriving is facilitated by creating community and expanding, not limiting, opportunities, he said. “Places that create community, places that create socialization and opportunities for engagement like that, really are places where people live healthier, longer lives.” He says the organization has learned through its other campuses in Alexandria, Bailey’s Crossroads and Washington, DC, that access to art and options for making art have ended up being very important to residents.
New at Goodwin House Seminary Road is a focus on nature, with an “intentional urban arboretum” to be grown on the campus. Liebreich says. “So many of the people that want to live with us have beautiful gardens. They pay attention and spend a lot of time and get a lot of value in being outdoors and being present.”
The campus will also include seven one-bedroom residences offered at reduced rates through an affordable housing plan developed with the City of Alexandria. The agreement includes a provision that costs will increase only minimally if care requirements grow over a span of 40 years. Liebreich also said the community has committed to supporting residents who run out of funds. The agreement has also allowed Goodwin Living to invested millions more in its more affordable campus, View Alexandria, which has lower monthly fees and no entrance fee.
Helping seniors stay in their communities safely benefits the whole area, Liebreich says. Providing quality housing for people who can’t or prefer not to stay in their homes means neighborhoods don’t lose some of their longest-tenured residents, helping maintain the culture and fabric of a community and continuing established social connections. Retired people are also frequent participants in tutoring and other school programs, he said.
Assisted living facilities in Virginia can cost more than $5,000 a month, according to a 2022 government report, with entrance fees into campuses running in the hundreds of thousands. Goodwin House Seminary Road’s fees appear in line with state averages. Its facilities in Alexandria and Falls Church were both listed among the country's best nursing homes of 2026 in US News and World Report.
