Greek Restaurant Coming To Greenwich After Lengthy Delays

Restaurant plans were originally approved by Greenwich P&Z in 2022, but appeals were filed, settled and approved by Stamford Superior Court.

GREENWICH, CT — A Greek restaurant with locations in New York and Florida is coming to Greenwich and 8-10 Lewis St. after lengthy Planning & Zoning and legal delays.

"Kyma is a contemporary Greek dining destination that blends authentic flavors, warm hospitality, and memorable experiences. Grounded in the rich traditions of Greek cuisine while embracing a lively, social energy, Kyma delivers refined dining within beautifully crafted spaces," the restaurant's website says.

In August 2022, the Greenwich Planning & Zoning Commission approved a final site plan and special permit to convert space formerly occupied by Sofia’s and New York Sports Club at 8-10 Lewis St. into a Kyma restaurant, retail bakery and retail food store.

However, there were separate appeals filed after the approval from CT River LLC, Kyma's operator, and MH Cohen Realty LLC, the property owner, over parking requirements and restaurant seating limits. Another appeal was filed by 55 Lewis Street Associates LLC, a neighboring property owner.

Deputy Director Planning and Zoning/Assistant Town Planner Tracy Kulikowski told Patch a settlement agreement was negotiated by the parties through their attorneys, and later approved by Stamford Superior Court.

The original 2022 approval included seven modifications, or conditions. The settlement later revised two of them: No. 5, the restaurant seating limits, and No. 6, the special-event restrictions.

The original 2022 approval limited Kyma’s restaurant seating to 125 for weekday lunch, 150 for weekend lunch and 200 for dinner daily.

Under the settlement agreement, weekday lunch seating was reduced to 100, while weekend lunch seating remained at 150. Dinner seating remained capped at 200 on Mondays and Tuesdays but increased to 225 Wednesday through Sunday.

Special event seating is limited to 75 attendees and shall not be held before 6 p.m. on Thursdays and Fridays during the annual Greenwich Sidewalk Sales days, which are usually held Thursday through Sunday around the second week of July.

There is no outdoor dining being proposed currently.

The Planning and Zoning Department on Sept. 22 signed off on the revised restaurant architectural floor plans to convert the former retail and gym space in the buildings. The project team can now obtain zoning and building permits.

Kulikowski said that at this time, the property owner is only pursuing building permits for renovations for the restaurant space. The Planning and Zoning Department has not issued final approval for the future tenant spaces on the lower level for the grocery store/market, or the bakery, since the property owner has not submitted final floor plans for permits for those spaces yet.
