• State Bill Prompts St. Johns Commissioners to Question Lobbyist Loyalty (firstcoastnews.com subscription) — A new Florida law redefining agricultural enclaves could fast-track major development on more than 4,400 acres just north of Nocatee toward Ponte Vedra, bypassing some county approval. St. Johns County commissioners are questioning why their lobbyist didn’t flag the bill and whether its ties to big developers, including PARC Group, create a conflict of interest for residents worried about overdevelopment.
   

• Two St. Johns County neighborhoods ranked in the top selling master planned communities (sjcitizen.com) — Nocatee, long one of the nation’s top-selling master-planned communities, is now nearly built out and no longer appears in a new 2026 ranking of high-performing developments. Instead, nearby Silverleaf and Rivertown in northwest St. Johns County cracked the top 20, underscoring how Florida master-planned communities continue to outperform a cooling housing market.
