Jim Chapman Construction Group (JCCG), a Southeast-based general contractor specializing in build-to-rent (BTR) communities, has been selected to build 125 single-family rental homes at Higher Ground, a new 42-acre community in Milledgeville offering independent living next to Fellowship Meriwether Assisted Living Community.
Developed by BLDG Real Estate, Higher Ground is planned to complement the adjacent Fellowship Meriwether campus, providing residents with convenient access to existing amenities while supporting a greater level of independence. Upon completion, The Fellowship Family, a fourth-generation, family-owned firm specializing in senior living communities across the Southeast, will manage the community.
Land development of the community’s first phase of 91 homes began in November 2025, and vertical construction is scheduled for June 2026. Leasing is expected to begin in September 2026, with project completion anticipated by January 2027.
“This project brings together a shared vision for thoughtful design and long-term livability,” said Jim Chapman, CEO of JCCG. “We value the opportunity to collaborate with BLDG Real Estate and The Fellowship Family, both of which are deeply committed to creating environments that serve residents, and we’re proud to play a role in bringing this community to life.”
Homes will range from approximately 1,007 to 1,294 square feet and are designed to provide comfortable, low-maintenance living within a connected campus setting. Plans can be found at www.TheFellowshipFamily.com.
“Higher Ground introduces a distinct approach to independent living by seamlessly integrating rental homes within an established community,” said Chris Mancuso, president of JCCG. “The ability for residents to maintain independence while remaining closely connected to services and amenities sets this community apart. It’s a model that responds to evolving lifestyle needs and creates long-term value for both residents and our partners.”
JCCG joined project partners and stakeholders on February 27 to celebrate the community’s groundbreaking, hosted by The Fellowship Family.
Higher Ground expands JCCG’s build-to-rent portfolio across the Southeast, highlighting the firm’s ability to deliver large-scale communities on schedule while maintaining a focus on quality, efficiency and long-term performance.
