Massive New Development Along Route 422: Opening Date, Known Tenants
From Whole Foods and Barnes and Noble to a townhome community, a glance at who has been confirmed for the nascent "District at Black Rock."

UPPER PROVIDENCE, PA — A massive new development is now under construction in Upper Providence Township which will bring numerous new businesses to the densely congested Route 422 area.
The "District At Black Rock," confirmed first this week in a Philadelphia Business Journal report, already has numerous tenants confirmed.
Stores will begin opening in late 2027.

Commercial real estate titan MSC Philly, which is helming the project, says that it's the first new construction, grocery-anchored retail development in the Collegeville area in the past 15 years.
The last development approaching this scale was the Wegmans and Movie Tavern-anchored Providence Town Center, which is located just across the highway.

Whole Foods, Barnes and Noble, LL Bean, Sephora, Shake Shack, J. Crew, Burton’s Bar & Grille, Playa Bowls, and Wonder are among the businesses that will open up shop there.
The 17-acre site will also include 122 Toll Brothers townhome.
Thousands of square feet still remain open to be leased. MSC describes an "affluent trade area with substantial daytime population (Pfizer & GSK) provides unique opportunity at optimal location in higher barrier to entry market."
The development will be located on 1201 Collegeville Road, right at the juncture of Route 422 and Route 29.
