New Fairfax County System Alerts Homeowners To Potential Property Fraud

Property owners in Fairfax County and Fairfax City can receive email alerts about new land record filings that could signal fraud.

FAIRFAX, VA — Property owners in Fairfax County and the City of Fairfax can now sign up for a free notification service designed to help them detect potential real estate fraud, including unauthorized deed filings.

The Fairfax Circuit Court Clerk's Office launched the Property Alert Notification System on Friday in partnership with the county's Department of Tax Administration and Department of Information Technology.

The service sends email alerts when documents matching a property owner's name are filed with the Fairfax Circuit Court's Land Records office.

The alerts are intended to help homeowners identify potentially fraudulent activity involving their property, such as an unauthorized transfer of ownership.

"The Fairfax Property Alert System is an important new tool to help safeguard our residents' most valuable assets," Fairfax Circuit Court Clerk Chris Falcon said in a statement. "By giving property owners FREE and rapid notice of any filings recorded on their property, we are strengthening transparency, as well as safety and security for our residents."

How The Property Alert System Works

Enrolled property owners will receive an email notification when a document matching their name is recorded with the court's Land Records office.

The notifications let property owners review filings and spot suspicious activity sooner.

The service is free and available in both Fairfax County and Fairfax City.

The system does not prevent documents from being recorded or independently determine whether a filing is fraudulent. Instead, it provides an early warning so property owners can investigate unexpected activity.

How To Sign Up

Residents can enroll and manage their alerts through the county's MyFairfax online portal at www.fairfaxcounty.gov/myfairfax.

The Fairfax Circuit Court website also provides step-by-step enrollment instructions and answers to frequently asked questions.
