Plans Filed For 224 Townhomes At Fall Hill Development In Fredericksburg

FREDERICKSBURG, VA — A preliminary land-use filing provides new details about plans to build 224 townhomes as part of the Fall Hill mixed-use development in Fredericksburg.

The proposal calls for construction of 224 single-family attached homes and related infrastructure on Parcel 3 of the Fall Hill Mixed Use Townhomes project. The property is on the north side of Cowan Boulevard and west side of Briscoe Lane, on land formerly associated with 3430 Fall Hill Ave.

The site is in Ward 1 and is zoned PD-R, or Planned Development-Residential. Bowman Consulting submitted the preliminary plat, dated July 24, on behalf of the project.

The filing is a preliminary plat, meaning it lays out details of the proposed development rather than representing approval to begin construction.

Plans Show Streets, Open Space And Amenities

Plans show the townhouses extending across the property between Briscoe Lane and the eastern portion of the site near Interstate 95. The development would be served by Islip Lane and three new public streets, along with a network of alleys.

The conceptual plans also show multiple formal and passive open-space areas distributed throughout the development. Formal open spaces range from 0.18 acres to 0.54 acres, while passive spaces range from 0.16 acres to 0.61 acres.

A conceptual landscape plan identifies a playground and plaza among the proposed amenities. Plans also show sidewalks and pedestrian connections throughout the townhouse development.

The overall access plan places the townhomes north of Gordon W. Shelton Boulevard. Existing and planned development surrounding the site includes Central Park, The Landing at Central Park and Valor Apartments.

The plans also include proposed connections to existing water and sanitary sewer infrastructure, as well as stormwater-management facilities.

The project would be developed in accordance with previously approved proffered conditions for the property. The preliminary plat identifies the site's zoning as PD-R under Ordinance O25-13.

Members of the public may submit inquiries or comments about the preliminary plat to the City of Fredericksburg through Oct. 5.
